Fun fact and possible good juju: 'Cordoba' means "the basic monetary unit of Nicaragua"...anywhooooo....
Here is the newest rehab and its a big-o one. She's a looker! Strong bones! Located in Spring Valley, San Diego. Ok, so the basic boring real estate numbers are:
5 Bedrooms Total
3 Bathrooms Total
~2900 Sqft
Main house is 4 bed 2 bath, and Granny Flat is a 1 bed 1 bath.
When Tim first sent me this one via text from, I want to say, Redfin, my reaction was "Thats huge!" (Thats what she said...). As you'll soon come to realize, Tim is the 'riskier' of the two of us. He saw a bigger house which meant he saw more $$ signs. I saw more negative signs in our bank account and a need for a bottle of wine a night.. yes, I said BOTTLE.
The first day we walked this property about a month ago, I didn't gag! Maybe because there was a tenant there at the time maintaining the house as best they could, but boy was it far better smelling than the Mount Ainsworth project we just finished! Which was great for my nostrils and stomach, but possibly a bad sign for a business like ours. I may have a hard time walking through some properties, but the rule is, the stinkier, the better. Those in our industry would say "SMELLS LIKE MONEEEEYYY!".
As we opened the door to the house we're welcomed with a wall right in front of us with a kitchen hiding behind it. So you can guess my first thought.. "BRING HER DOWN!" That was definitely going to be the first to go! Then, a beautiful living area to our right with an awesome lava rock fireplace smack dab in the center of both the formal dining and lower living room. Ohhhh my brain was swirling with ideas for that fireplace.



Im hell-bent on turning that centerpiece fireplace into a modern art piece, but received some backlash from Tim that he loved the lava rock! After a 30 minute discussion about the darn fireplace, we said we'd get back to it.. this war was FAR from over.

For the sake of boring you, plus- you can watch the full video below, AFTER you read this ;) We continued onward and to our surprise, unlike our last projects, it did not look like we needed to reframe anything! Woohooo lets cut down that rehab cost! The rooms were perfectly placed and the layout minus our kitchen was just fine.
And then, while we were grinning ear to ear about not having to reframe, we step outside to the deck... lets add back the cost now... Yep, the entire 50ft plus deck was shot to hell. Any carpenters out there?!
An entire new deck and 2 staircases needs to be ripped out and completely rebuilt. Lucky for us, it basically had already demoed itself; you could literally feel the wood beneath your feet sink in just standing there. Standing next to one another was NOT an option if we wanted to live.
So, there it was- the house in pretty good condition. Needs some TLC (Timothy Lee Cripe... see what I did there?!). Lots of backyard clean up, plenty of upgrades, splash of paint, and gigantic new deck. In about 8-10 weeks we'll have another new home on the market ready for an awesome new family to love it, that is, if we don't decide to live in this one ourselves!
After all said and done, I guess I should have calmed down on being a wussy pants right of the bat and listened to Tim. Oh God, please don't tell him this.. he'll never let me live it down.
